AI Doesn’t See Davao Real Estate the Same Way You Do

Ask a Davao local about the best subdivisions in the city and you will get a fast, confident answer. Ask ChatGPT, Google AI, or Gemini the same question and you might get three different lists entirely.

This is the core finding of Jessica Madrazo’s AI Visibility Report, Volume Three, released in September 2026. The report tested buyer questions about residential developments in Davao across three AI platforms. The results show that AI does not see Davao real estate the way people who live here do.

Why AI Search Deserves Attention

More buyers are typing questions into AI before they ever call a broker or visit a site. Questions like:

  • What residential developments are there in Davao?
  • What condominiums are near downtown Davao?
  • What affordable house-and-lot properties are in Davao?

If a project does not come up in these answers, it is missing buyers at the exact moment they are deciding where to look.

How the Study Worked

  • Three platforms tested: ChatGPT, Google AI Search, and Gemini.
  • 29 buyer questions across 6 categories: general visibility, local visibility, geographic and lifestyle intent, family and property intent, condo visibility, and price positioning.
  • Every question asked in a fresh session, with no memory, no history, and no follow-up questions.
  • Testing done in September 2026, treated as a snapshot, not a permanent ranking.

One stat from the report puts the stakes in context. More than 50% of prospective property buyers are already using AI to search for homes.

Five Takeaways From the Report

  • The results change depending on how the question is asked: general, budget, family, or location.
  • Clear and specific questions lead to more agreement between the three AI platforms.
  • A small group of developments appears in many of the answers.
  • Some recommendations fall outside Davao City or the area mentioned in the question.

When AI Agrees, and When It Doesn’t

The Naming Problem

A recurring issue in the report is inconsistent naming. The same project shows up under different labels depending on the platform, and AI sometimes cannot tell they are the same place.

  • Azuela Cove versus The Residences at Azuela Cove.
  • Deca Homes Mintal versus Deca Homes Resort & Residences.
  • Ayala Virendo versus Ascenda by Ayala Land, both pointing to the same developer’s project.
  • Camella Davao versus Camella Homes.

For a buyer, this looks like minor wording. For AI, it can mean the difference between recognizing a project and missing it entirely.

The Geography Problem

AI does not always respect city or district boundaries the way locals do.

  • Gemini recommended Ameria by Damosa for “northern Davao” questions. That project is actually in Panabo City, Davao del Norte.
  • Villa Conchita was listed under Toril by Gemini, but the property sits in Barangay Bago Gallera, part of Talomo District.
  • “Near the airport” was interpreted loosely by two platforms, pulling in properties well outside the immediate corridor.

The report’s takeaway is direct. If your project sits near a boundary, or shares a name with something in a different city, do not assume AI will get the location right.

What Real Estate Brands Can Do

The report offers a few clear recommendations.

  • Fix the name before fixing the digital marketing. Standardize how your project is written across every listing, press release, and directory.
  • Back subjective claims with specific facts. Unit sizes, price ranges, and distances travel better through AI than words like peaceful or affordable.
  • State your exact location clearly and repeatedly, especially if your project is near a district or city boundary.
  • Keep publishing consistent, accurate content. AI’s picture of the market is built from what is online right now, and that picture keeps changing.

What Homebuyers Should Know

  • Treat AI answers as a starting point, not a final list. Some recommendations in the study were outside Davao City, or were lot-only subdivisions listed under “larger homes.”
  • Always confirm location, developer, and property type directly with the source.
  • Use AI to narrow down options quickly, especially if you are searching from outside Davao, but let a broker or site visit make the final call.

The Bigger Picture

Davao real estate has always run on relationships, referrals, and local reputation. AI does not fully understand any of that yet. As Madrazo’s report puts it, if a development was not mentioned, that is not the end of the story. AI’s understanding of the market is built from what is online, and that is a moving target.

The developments that kept showing up across all questions were not always the newest or the most expensive. They were the ones AI could name, place, and describe without hesitation. 

That is the real lesson from the AI Visibility study. Being known on the ground is no longer enough. Being clearly and consistently documented online is what keeps a project visible in the conversations buyers are already having with AI.
